How to say, “Yes, to the address” in a rapidly moving rental market
The private rented sector has boomed over the years, and statistics suggest that there are now more than four million houses being let across the UK. This could easily equate to up to 10 million people, so it is no surprise that when you are looking for a new property, the market appears to move very quickly.
With properties moving from ‘To Let’ to ‘Let Agreed’ in the blink of an eye, what can you do to be ahead of the game when there appears to be a shortage of rental houses available?

"Read the signs"
If you are already renting then try to read the signs on the run up to renewing your tenancy. Never rest on your laurels that you have been in that home for a long period of time or have always paid your rent accordingly – if your landlord makes the decision to sell there won’t necessarily be any loyalty. On the upside, you must be given two months’ notice to vacate the property, which can give you some breathing space for your search.
"Get ahead of the game"
You need to get ahead of the game, and you can do this by registering with letting agents. Most agencies have a facility where you can list your property requirements and they will email you when something with the specification you have outlined becomes available. Don’t just rely on receiving these updates though as there will almost certainly be other people looking for the same type of property, in the same area as yourself. It is also worthwhile to check the popular property websites manually a couple of times a week as you may find something before it hits your inbox.
"Broaden your search"
Broaden your search if you can, as there might be locations that offer the same desirables as your first option. For example, a neighbouring town might also have the same good transport links, the council tax could be lower, or you could get a larger property for the same money you’ve budgeted for. The more flexible you can be with location, the easier it will be to make that next move.
"Make a good impression"
Remember to make a good impression when you turn up for that ever so important house viewing. Most properties will be managed by the agency of the lettings agent showing you around the dwelling, so it is of paramount importance that you leave a positive impact on them. The landlord might ask for personal feedback (check) as they want to know that you will be good tenants and look after the residence while you are in tenancy. As they say, first impressions count.

Once you have said, “Yes to the next address” things will begin to move very quickly so it is important to be in a position to act quickly. You will need valid identification documents, bank account details, HR or accounts details of your employer, evidence of residency and funds for your searches and a deposit, if applicable.
