The current landscape

This month, Managing Director at Jacobs Steel, Pat Barton, gives us his insights on what’s been happening in the local property sales market. Here’s what he had to say:

“The property market continues to show encouraging signs, with a steady stream of new homes coming to the market. This increase in available stock is giving buyers more choice, which in turn is helping to build confidence across the board. As buyers feel more assured of finding their next home, we’re seeing more potential sellers take the plunge and list their properties too – creating a healthy cycle of activity.

This boost in supply has helped sales volumes remain strong, with new transactions continuing at a good pace. It’s a positive sign for both buyers and sellers, as increased choice and movement across the market contribute to a more balanced and active property landscape.”

Mortgages

The current Bank of England base rate is 4.25% as of 8th May 2025. The next base rate review is scheduled for 19th June 2025.

Rental market review

Ollie Whiting (MARLA), Lettings Manager at Jacobs Steel shares his thoughts on the March lettings market:

“The rental market is at its peak currently in terms of activity, the industry typically tends to reach its busiest period between the months of May & September, where the industry tends to see its highest level of demand and activity.

West Sussex in general is statistically a rental property hotspot and achieved the highest percentage of rental listings which secured a tenant nationally, in Worthing specifically, rental figures rose to an average of £1,274 in April, which is a 2.9% increase from the previous year.

Therefore demand from tenants is consistently high, and we are seeing that demand being met with a consistent flow of stock being advertised.”

Commercial market review

Leigh Doherty, Commercial Manager, has an in-depth understanding of the commercial property market. Here’s what he had to say:

“May has been an exceptionally busy month, marked by a high level of completions and newly agreed deals. The retail market is showing strong signs of activity, with multiple quality tenants expressing interest in each new listing—fantastic news for landlords.

We’re often asked, “When is the best time to market my property?” Based on current activity, now is an excellent time. Demand is high, and momentum is clearly building.

Worthing Town Centre is particularly vibrant at the moment. While an increase in “To Let” boards might suggest rising vacancy, behind the scenes, deals are moving forward steadily. This level of market confidence is encouraging and reflects a healthy appetite for well-positioned retail space.
