How to sell your house in the quickest possible time

First impressions are essential to anyone viewing your property, but getting your house ready to be viewed by a potential buyer doesn't have to be an expensive task and can make a massive difference to the timescale.
De-clutter
This is a simple task to complete yet makes the biggest difference from the point of view of your potential buyer. Presenting clear worktops, window ledges, shelves and mantelpieces instantly builds a spacious, bright environment. It allows customers looking around to imagine their own possessions in the property so they can picture it as their home.
All you need to do is to move any unnecessary items out of sight, storing them in cupboards or a garage, and have a general clear out including perhaps a quick look under the beds!
Go neutral – but not too neutral
By keeping the decor neutral, you are more likely to appeal to the majority of viewers as it becomes a blank canvas. If the viewer can imagine their own stamp on the property, then it instantly becomes a faster sell. It doesn't have to cost a lot of money, but you'll see the benefits. Don't be afraid of the odd non-beige flourish, just to ensure that the home has a flash of personality.
Finish odd jobs
Now is the time to finish off that leaking shower tray or loose cupboard door that you have been carefully ignoring for a little while now. One idea is to walk out of the house (don't forget your keys!) and turn around and walk back in as if this is the first time you have ever seen it, taking a look around and making a list of the little things that you usually forget all about. It can be as simple as clearing cobwebs, tightening hinges or replacing light bulbs.
Give the property a spring clean
A really good, deep clean will always help to achieve the best price possible. If you haven't already dug out your Marigolds, the feather duster and carpet cleaner, now is the time. Many potential buyers and tenants find it difficult to see past a dirty property and those that do will often offer a much lower price, so a good clean really does make the difference.
If possible try to ensure that pets are not in the property whilst the viewing is taking place as this can put many people off.
Don't neglect your outdoor space
Your garden, however big or small, can be as important to your potential buyer as any other room in the property, so remember it's not just the kitchen floors that need a sweep. Ensure the lawn is mowed, the flowerbeds are weed free and the patio is looking its best. If the garden or balcony is tidy, it instantly becomes larger and more desirable. If it's only a small space, just wiping down any outdoor furniture can make the difference.
